Annual maintenance

Hi all,
Any advice on yearly maintenance (and costs) that we need to perform on Pocketship? Assuming it lives on a trailer, under a tarp and gets used every other weekend on the Chesapeake with occasional long drives and occasional weeks at a time in the water?

My yearly maintenance includes:

1. I get the trailer bearings repacked (best done in the Fall so any moisture is out before winter storage).
2. I give the spars & tiller a light sanding and a few coats of varnish every spring. I use Cetol on the rub rails and toe rails.
3. I rub some Teak Oil on the floorboards (in place) to freshen them up, but not every year.
4. Outboard motor oil change.

Thanks Bob! That's about what I thought. Anyone else? I imagine it's also determined by how you equipped your boat in the first place. Anyone have any thoughts on parts of the boat that have caused trouble? From posts on the forum, I know a few people have needed to fuss with their centerboards due to swelling etc.
